When asphalt work is on the schedule, the concrete has to come first. That's just how it works. Old, cracked flatwork and broken curbing underneath new asphalt is a recipe for problems down the road - both literally and figuratively. Getting the concrete dialed in before the asphalt crew shows up is the move that keeps the whole job clean.

Here's what we were working with - cracked concrete aprons at the loading dock, deteriorated curbing around the parking island, and surfaces that had clearly been patched and ignored for too long. Nothing catastrophic, but the kind of wear that creates liability issues and makes a commercial property look like nobody's paying attention.

We tore out the old flatwork at the dock area and poured fresh concrete flatwork - properly formed, properly finished, with clean control joints and the existing floor drain integrated right into the new slab. The curbing around the parking island got the same treatment. Out with the broken stuff, in with fresh poured curb that actually does its job.

This is the kind of work that doesn't always get the spotlight, but it matters. A stable, well-finished concrete base keeps foot traffic safer, gives asphalt a solid edge to tie into, and tells anyone who pulls into that lot that the property is well-managed. It's prep work that pays off every single day.

Commercial properties have a lot of moving parts when it comes to maintenance and upgrades. Getting the concrete flatwork right - whether it's aprons, curbing, or flatwork around dock areas - is one of those foundational steps that everything else builds on. We take that seriously.
